Office pods for coworking and flex operators

Most suppliers sell operators a pod as an amenity. We think that undersells it. A bookable pod is a room you can rent by the hour, in a building you do not own, without a landlord conversation or a contractor, and it comes off the floor with you when the lease ends. Below is every price, and a tool that works out how long one takes to pay for itself using your rates rather than ours.

Six models, one configurator

Every FocusPod has a glass front and rear, built-in wheels and adjustable levelling feet.

The problem you already have

Two complaints turn up in operator surveys everywhere, and they pull against each other. Members cannot take a call without disturbing the room, and the meeting rooms are booked out at exactly the times everyone wants them. The obvious fix, more enclosed rooms, is the one thing a leased building makes difficult: it is a capital project, a landlord approval, a contractor, services rework, and a making-good obligation on rooms you will hand back.

That is the gap a pod fills, and it is why the economics work differently for an operator than for a normal tenant. You are not buying quiet. You are buying sellable hours on a floor you have already paid for.

How long a bookable pod takes to pay for itself

We will not tell you what a room rents for in your building, because we do not know and neither does any supplier who publishes a figure. Put your own hourly rate and your realistic booked hours in, and this works the rest out against a real pod cost.

Include in the investment

Twelve hours a week is roughly two and a half hours a working day. Operators who run pods well often beat that; operators who put them somewhere inconvenient do not get close.

The caveat that makes the number real

Any payback figure is only as honest as the assumption underneath it, so here is ours stated plainly. Hours only count if they are genuinely new bookings. If members simply move out of a meeting room you already rent out and into a pod, you have not earned anything, you have shifted it and possibly freed a larger room to sell to someone else, which is a real but smaller benefit.

The bookings that tend to be genuinely incremental are the short ones: the half-hour call, the quick interview, the one-to-one. Those are the bookings people currently do not make because a two-hour room booking for a thirty-minute call feels absurd. Price a pod by the half hour and you capture demand that was not being served at all.

We would rather you modelled that carefully and bought four pods that work than bought twelve on an optimistic spreadsheet.

Placement decides utilisation, and it is not close

The single biggest difference between operators who get good numbers from pods and operators who do not is where the pods went. A few things worth planning before delivery rather than after.

Put them where people already are. Visible from the main desk area or the lounge, on the route people already walk. Pods in a back corridor get used by the people who already knew about them and nobody else.

Do not put them in the quiet zone. It sounds intuitive and it is wrong. A pod in the silent room means a stream of people walking through the silent room, which is the thing the silent room exists to prevent.

Think about the mix. A pair of one-person pods plus one larger bookable room usually serves a floor better than three identical units, because the demand is genuinely different: calls all day, meetings in bursts.

And leave the door visible. A pod with an occupancy light that can be seen from across the room gets booked; one that people have to walk over to check does not.

What your members will actually notice

Laminated glass front and rear so the space feels open rather than like a cupboard, adjustable ventilation so a half-hour call does not become uncomfortable, dimmable lighting with adjustable colour temperature for video calls, power and an occupancy light as standard. Speech level reduction is laboratory tested at 30.5–30.8 dB under ISO 23351-1, which in a normal coworking floor means a conversation inside is not merely quieter outside, it is unintelligible.

That last point matters more in your setting than in a normal office, because your members are strangers to each other. Privacy between colleagues is a courtesy. Privacy between a lawyer and a startup founder sharing a floor is the product.

Why this is a better fit than building rooms

A FocusPod is freestanding. It sits on levelling feet, is not fixed to the structure, needs no building work, no approval and no making good. For an operator that translates into three specific things.

It does not touch your lease. No landlord conversation, no alterations consent, nothing to reinstate at the end of the term.

It moves. Open a new site and the pods go with you. Close one and they are redeployed rather than written off. A built room in a building you are leaving is a sunk cost.

Pod and priced-option costs are shown so you can plan your budget. Your complete quote confirms delivery, selected installation and the final payable total before you commit.

Multi-site operators

If you run more than one location, specify once and repeat it. The same configuration across every site means your members get the same experience wherever they book, your ops team learns one thing, and your marketing photography works everywhere. Tell us the sites and the timing and we will sequence deliveries around your openings rather than shipping everything at once into a building that is not ready.

Estimated delivery: 3–8 weeks. Final timing confirmed in your quote.

Every model, priced

No enquiry needed. Furniture and installation are separate lines, so the investment figure in your model is a real one rather than an allowance.

What is included as standard

Every FocusPod arrives with laminated glass front and rear, layered acoustic insulation, adjustable ventilation, dimmable LED lighting with adjustable colour temperature, power and an occupancy light. Speech level reduction is laboratory tested at 30.5–30.8 dB under ISO 23351-1, the international standard written specifically for pods. Every pod is covered by our five-year structural and electrical warranty.

There is no separate charge for the black or white exterior or for the standard interior palette. Other exterior colours use the displayed upgrade price, and a custom interior colour is priced per pod. All of it is listed separately as you build, so nothing arrives as a surprise on the quotation.

See it properly before you decide

Take a look inside. The film below walks through the Solo, the most compact model in the range, and the 3D configurator lets you turn any model around, change the finishes and try the furniture layouts. If you would rather be walked through it, we will do a live video walkthrough of the pod you are considering and answer questions as we go.

Operator questions

How many pods for a hundred-desk site?

Commonly three to six, weighted towards one and two-person units, with one larger bookable room. The right answer comes from your own booking data: look at how many meeting room bookings are under an hour and for two people or fewer, because that is the demand a pod serves better and cheaper than a room.

Can we integrate them with our booking system?

The pod does not impose a system on you. Operators typically add each pod as a bookable resource in whatever platform they already run, and fit their own access or signage approach around it. If you use door hardware or sensors across your sites, tell us at the enquiry stage so the configuration suits it.

Will a pod reduce noise across the whole floor?

Only at the margin, and we would rather be straight about it. Taking calls off the floor helps, but broad open-plan noise is a different problem with different answers. What a pod reliably solves is the private conversation that currently has nowhere to go, and the short booking you cannot currently sell.

Do they need landlord approval or building work?

No. Freestanding, on levelling feet, plugged into a standard socket, not fixed to the building. Nothing to consent to and nothing to reinstate.

Can we move them between sites?

Yes, and for operators this is often the deciding factor. They can be dismantled and reassembled. Tell us if relocation is likely and we will make sure the configuration suits it.

Can I see one before committing to a rollout?

Yes. Turn any model around in the 3D configurator, watch the product films, and if you would like to be walked through it, we will do a live video walkthrough and answer questions as we go. Send us a floor plan beforehand and we will talk through placement, which is the part that decides your utilisation.

Are the front and rear both glass?

Yes. Every FocusPod has glass at both the front and rear. Standard glass is clear. Optional PDLC privacy glass can be selected for the front only or for both the front and rear.

Can I move the pod once it is installed?

Yes. Every FocusPod has built-in wheels and adjustable levelling feet. Raise the feet to move the pod on its wheels, then lower and adjust them to level the pod in its new position.

Start with your booking data

Pull the bookings under an hour for two people or fewer. That number is your pod demand, and it is usually larger than operators expect. Then build the configuration, run the payback above on your own rates, and send us the floor plan.
